Open a lot
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

Florida Land Clearing Co clears overgrown parcels in Rockledge and the surrounding Brevard County area. Whether you need a full lot opened, selective brush removed or a mulched finish along an access corridor, the result depends on what you plan to do with the ground afterward. We scope each job in writing so you know exactly what treatment applies to which part of your property before any equipment arrives.
Choose the finish, not just the machine
Compare all three below. Choose one to carry that service into your estimate request.
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.
Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.
Read the forestry mulching details →Remove selected low growth around marked trees and agreed access lines.
What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.

Lot clearing removes most standing vegetation across a defined area and typically includes cutting, grubbing and material handling as separately scoped line items. Forestry mulching grinds above-ground vegetation and leaves a layer of processed material on the surface; roots generally stay in the ground. Brush and underbrush clearing targets low growth, saplings and vines and can be accomplished by cutting or by mulching, depending on the finish you need. Each method produces a different surface, a different cost and different follow-on requirements. Choosing the right one starts with your intended land use.
Before we move anything, we establish a clear work limit on the ground. That line separates what gets treated from what stays — existing structures, drip lines, drainage paths and any vegetation you want to keep. Anything outside the agreed boundary is untouched. On a lot with existing improvements, that boundary work is especially important: we route equipment through a defined travel path and keep that path distinct from the treatment zone. If you have a survey, we use it. If you don't, we ask you to mark any corners or features that matter before the estimate walk.
As an example only: an owner has a cleared homesite at the front of a parcel and an overgrown rear half they want opened for a future accessory structure. The written scope in that situation would identify the rear treatment zone, a mow-down travel path along one side fence line, the disposition of cut material and a note that stumps and larger roots are excluded from the base quote and priced separately if needed. That separation keeps the estimate readable and lets the owner approve only what fits the current phase of work.
Compare the three clearing options →Cut material can be chipped and spread, hauled off the property or piled for the owner to manage — each option carries a different cost and needs to appear as its own line in the scope. Forestry mulching leaves the processed layer in place, which is not the same as a clean-graded surface. If you need material removed rather than returned to the soil, say so before the estimate; adding a haul-off after the fact changes the price. Larger wood — logs, heavy stumps — is handled under a separate scope item, not silently included in a mulching quote.
Forestry mulching processes what is above the soil line. Roots and stumps remain in the ground after a mulching pass. If your intended use requires root removal or below-grade work, that scope needs to be written and priced separately. We do not guarantee any sub-surface condition, load-bearing capacity or construction readiness as part of a clearing quote. If you are not sure whether your planned use requires root removal, ask your builder or the relevant permitting authority before finalizing the clearing scope — it is easier to add that work upfront than to go back in later.
Rockledge parcels may fall under Brevard County authority, city authority or both, depending on the actual parcel boundaries — a mailing address alone does not confirm municipal limits. Brevard County's environmental resources and permitting process is a starting point for understanding what review may apply, but the rules that govern your specific parcel depend on its jurisdiction, its size, its vegetation type and its proximity to regulated features. Confirm the applicable authority and any required review before work begins. We are not the permitting authority and do not guarantee permit outcomes. See also our Brevard County service area page.
Request a property estimate →Price factors on any clearing job include the size of the treatment area, how dense the vegetation is, the haul distance for removed material, site access width for equipment, and whether stumps or roots are in scope. Mobilization — getting equipment to your parcel — is a real cost that we show separately in the estimate, not folded into a per-acre rate. That separation answers a common question: yes, we can show mobilization and removal options as distinct line items from the vegetation treatment itself. Our pricing page explains how we structure quotes. The forestry mulching project minimum is $1,200; other services are individually quoted.
A written scope is the clearest way to avoid surprises. We list the treatment zone, the travel path, what stays, how material is handled, what is excluded and each line-item cost. That document is what you approve before equipment moves. To get an estimate, describe the parcel location, its approximate size, what is growing on it and what you plan to do with it after clearing. If you are in the central Florida region and are not sure which clearing result fits your goal, include that question — it is easier to answer it during the scope walk than after the job starts.

Questions from property owners
Yes. We separate mobilization, vegetation treatment and material removal in every written estimate. That way you can see each cost clearly and decide whether to include haul-off, adjust the treatment zone or phase the work. Nothing is bundled silently into a single rate. Ask for that breakdown when you request your estimate.
No. Forestry mulching processes above-ground vegetation and leaves roots in place. The processed material stays on the surface. If your intended use requires stump or root removal, that work is scoped and priced separately. We will flag it during the estimate walk if it appears relevant to your stated land use.
The right method depends on what you plan to do with the ground after clearing. Mulching suits access paths and low-use open areas. Full lot clearing with grubbing fits parcels headed toward construction. Brush clearing handles light overgrowth. Describe your intended use when you contact us and we will recommend the appropriate scope.
That depends on your parcel's actual jurisdiction, size and what is growing on it. Brevard County has an environmental resources permitting process, but municipal rules may also apply. We are not the permitting authority. Confirm the requirements for your specific parcel before scheduling work. We can note what we observe on-site, but the determination is yours to make with the applicable authority.
