What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

Florida Land Clearing Co works with property owners in and around Lady Lake who need overgrown parcels opened up, lots prepared for a defined use, or access cut through heavy brush. We offer lot clearing, forestry mulching, and brush clearing as distinct services with different finishes. Before we scope anything, we confirm what your parcel needs and what result you want to walk away with.
Choose the finish, not just the machine

Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.
Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.
Read the forestry mulching details →Remove selected low growth around marked trees and agreed access lines.
What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.

These are related services, not interchangeable labels. Lot clearing typically means removing trees, stumps, root systems and debris so the ground can be put to a specific defined use. Forestry mulching processes standing vegetation and woody material above ground, leaving the roots in place and the mulched material on the surface. Brush clearing focuses on understory growth, vines and smaller stems; it can be done by cutting or mulching depending on the density and your intended finish. Each scope is quoted separately because the work, time and equipment differ.
Forestry mulching uses a machine to grind standing trees, brush and woody stems into material that stays on the ground surface. It is efficient for opening access, clearing fence lines or managing dense growth across a larger area. It does not extract stumps or remove root systems below grade, so it is not a substitute for full grubbing when your end use requires bare mineral soil. If your plan calls for grading, a slab or deep root removal, that work is scoped separately. Mulching is often the right first step, not necessarily the only step.
Heavy underbrush, invasive vines and dense palmetto can make a parcel difficult to walk, assess or use. Brush and underbrush clearing addresses that layer without necessarily taking down large canopy trees. Depending on the property, this work can be done by cutting and hauling material out or by mulching it in place. We discuss both approaches during the estimate because the right method depends on stem size, density, access conditions and what you plan to do with the cleared ground afterward. We do not assume a single method fits every lot.
Compare the three clearing options →A written scope starts with a clear boundary. Before any machine moves, we need to know where clearing begins and ends, what trees or vegetation you want to keep, and whether there are utility lines, fencing or structures near the work area. If your parcel has a defined setback, easement or protected feature, those boundaries need to be on paper before we quote. Telling us "clear everything" is less useful than telling us the intended use of the land, because the finish we produce depends on what comes next for your property.
Forestry mulching leaves below-ground root systems in place. Stumps left standing may be ground down separately, but stump grinding depth, equipment used and what qualifies as included are all scoped and priced on their own. Larger timber that falls during clearing may be cut and left on site, hauled off or managed another way depending on volume and access. None of those options are silently bundled into a mulching quote. When you request an estimate, ask specifically about roots, stumps and material disposal so there are no surprises on the invoice.
The Town of Lady Lake is the canonical municipality in Lake County, but mailing addresses and service-district boundaries do not always match town limits. A Lady Lake address does not automatically place your parcel inside town jurisdiction. Before work starts, confirm which authority governs your lot — the Town, Lake County or a district — because tree removal and clearing requirements can differ. The Town of Lady Lake and Lake County each publish starting-point resources; verify which applies to your actual parcel. We do not submit permits on your behalf, but we can tell you what questions to ask.
Request a property estimate →Clearing cost depends on acreage, vegetation density, access to the site, how material is handled and what finish you need. Our forestry mulching project minimum is $1,200; lot clearing, brush clearing, stump work and hauling are each quoted separately. To see how these factors add up, consider a hypothetical example: an owner wants a half-acre overgrown lot mulched with one large pine preserved near the road — that scope would be quoted based on the actual boundary, tree protection requirements and site access, not a flat rate. Visit our pricing page for more detail on how we build estimates.
The estimate process starts when you describe your parcel, your intended use and your preferred finish. We use that information to put together a written scope that spells out what we will clear, what stays, how material is handled and what is not included. Scope changes after work starts cost more than clarifying upfront. Property owners in the Central Florida area and across Lake County can request an estimate using the form on this site. There is no obligation attached to getting a written scope, and it gives you something concrete to compare if you are collecting more than one quote.

Questions from property owners
Not necessarily. A Lady Lake postal address can cover parcels inside the town limits, in unincorporated Lake County or within a special district. Jurisdiction determines which clearing and tree removal rules apply to your lot. Confirm your actual parcel boundaries and governing authority before assuming which set of requirements you need to meet.
Forestry mulching grinds above-ground vegetation and woody stems; it leaves root systems and stumps below grade largely intact. If stump removal or significant root extraction is part of your project goal, that work is scoped and priced separately. Let us know your intended use for the land so we can include the right services in your written estimate.
Brush clearing targets understory growth, vines and smaller stems without necessarily removing large trees or root systems. Full lot clearing typically includes trees, stumps and grubbing to suit a defined future use. Which service fits your parcel depends on what vegetation you have and what you plan to do with the ground afterward.
A useful estimate starts with your parcel's location, approximate size, a description of the current vegetation, any trees or features you want preserved, planned use for the cleared land and known access points. If you have a survey or plat, that helps us confirm the boundary. The more specific your request, the more accurate your written scope will be.
