Open a lot
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

If you own a parcel in the Tavares area and it has grown past the point of basic maintenance, the first decision is what kind of finish you actually need. Lot clearing, forestry mulching, and brush clearing are related services with different intended results. Knowing which one matches your goal keeps the written scope useful and the estimate honest. We work through that with you before we schedule anything.
Choose the finish, not just the machine
Compare all three below. Choose one to carry that service into your estimate request.
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.
Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.
Read the forestry mulching details →Remove selected low growth around marked trees and agreed access lines.
What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.

A single overgrown parcel can call for more than one type of clearing work, and the intended finish differs across all three. Lot clearing addresses the full parcel footprint — trees, brush, stumps and debris — typically to prepare a defined building area. Forestry mulching processes standing vegetation and leaves the mulched material on the surface. Brush clearing targets unwanted undergrowth and can use cutting or mulching depending on the material and the finish you want. The three are related choices, not a fixed sequence, and your future land use drives which one fits.
Before any equipment rolls, we need a defined work boundary and a clear answer on what you want to keep. Mature trees you plan to retain, vegetation screening a property line, or any feature you want left standing gets marked before work begins. What stays is written into the scope, not guessed at. Clearing without that conversation is how good trees disappear and how disputes start. When your parcel has unclear edges — a common situation in Lake County — confirming your survey pins first protects the work boundary on both sides.
Forestry mulching processes suitable above-ground vegetation — trees, brush, saplings — and the result is a layer of mulched material distributed across the cleared area. The machine works the above-ground material; it does not extract roots, pull stumps or grade the surface. If you need a bare, workable ground plane for construction, mulching alone does not deliver that. It is a good fit for access clearing, overgrown acreage you want opened up, or parcels where you want ground cover held in place. Stump and root treatment is a separate scope item we discuss and quote independently.
Compare the three clearing options →Brush clearing handles the layer of undergrowth — palmetto, invasive shrubs, vines, low woody growth — that makes a parcel difficult to walk or use. Depending on the material type and what you want left behind, we can cut and remove it or process it in place with a mulching head. There is no single correct method for every parcel; the density, the stems, and your intended use all affect the approach. If you want the ground open but the canopy largely intact, brush clearing is often the right starting point rather than a full lot clearing scope.
To illustrate how these choices layer together, consider this example only — not a past project or a typical Tavares parcel. A half-acre lot needs a corner surveyed, a future driveway corridor opened, and general overgrowth reduced. In that scenario, the owner might request brush clearing across the full parcel, a cut-and-remove pass along the planned drive corridor, and forestry mulching on a dense back section where ground cover is wanted. Each of those is a separate line in the written scope with its own defined area and finish. That is how we structure an estimate.
Tavares carries a mailing address used across parts of Lake County, and the applicable rules for your parcel depend on the actual jurisdiction — county unincorporated land, the City of Tavares limits, or another municipality. Those are not the same ruleset. Lake County's published tree and land-clearing resources are a useful starting point; you can find the county's tree removal guidance at lakecountyfl.gov. Confirm your parcel's actual governing authority before assuming which process applies. We scope to the work; permit responsibility and applicable rules are yours to confirm with the correct agency.
Request a property estimate →Surveyors sometimes need vegetation cleared along lines or corners before they can set pins accurately. Clearing for that purpose is a narrow, defined task — open enough to let a survey crew work. It does not mean the parcel is construction-ready. A survey establishes legal boundaries and grades nothing, compacts nothing, and makes no determination about load-bearing capacity or drainage. If your next step after surveying is a building permit or site plan, the clearing scope for construction is a separate conversation with different requirements. We scope to the specific result you describe, not an assumed future step.
What clearing costs depends on parcel size, vegetation density, access conditions, what happens to material, and whether roots and larger wood require separate treatment. Forestry mulching projects carry a minimum of $1,200; other clearing work is quoted individually. Mobilization, hauling, disposal, stump work and any grading are not silently included — each is a line item if it applies. We put that in writing before work starts. Questions from property owners
No. Clearing for a survey opens enough of the parcel for a crew to locate and set pins. It is a narrow task tied to a specific access need. Construction readiness involves compaction, drainage, grading and permit-specific requirements that are entirely separate from survey access. Do not treat one as a substitute for the other.
Forestry mulching processes above-ground vegetation and distributes the material on the surface. It generally leaves below-ground root systems and larger stumps in place. If stump or root removal matters for your intended use, that work is scoped and quoted separately. We will tell you what mulching does and does not address before you commit to a scope.
The right fit depends on your intended finish — open access, a defined building footprint, reduced undergrowth, or a combination. Describe what you plan to do with the land after clearing, and we scope accordingly. A parcel you want to sell looks different from one where a driveway is going in or a structure is planned nearby.
That depends on your actual parcel location, not your mailing address. Parts of the Tavares area sit in unincorporated Lake County; others are within the City of Tavares. Check your property's jurisdictional status directly with the county or municipality before assuming which permitting or tree-removal rules apply to your land.
