Open a lot
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

If you own a parcel in or near Kissimmee and the vegetation has taken over, the first real decision is what you want the property to look like when we leave. That answer shapes the method, the material handling and the cost. Florida Land Clearing Co does land clearing, lot clearing, forestry mulching and brush clearing. Tell us your goal and we will put together a written scope before any work begins.

What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.
Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.
Read the forestry mulching details →Remove selected low growth around marked trees and agreed access lines.
What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.

Lot clearing targets a defined boundary — typically a platted parcel or a portion of one — and removes the vegetation within it to a workable surface. The result is an open area where you can move equipment, complete a survey, or set stakes for a future structure. What stays and what goes is part of the written scope we agree on before mobilization. Larger wood, stumps and roots are not automatically included in a basic lot clearing price; each of those gets addressed separately when they are part of your stated goal.
Forestry mulching cuts and grinds above-ground vegetation in a single pass, leaving processed material on the surface. It does not extract stumps or pull roots from the ground — those remain below grade after mulching. The mulched layer can reduce erosion and suppress some regrowth, but we do not promise permanent vegetation eradication or construction-ready ground from mulching alone. If your plan calls for a clean mineral surface or load-bearing prep, tell us that up front so we can scope the additional work correctly from the start.
Brush clearing focuses on the dense low-growth layer — vines, shrubs, saplings and heavy undergrowth — rather than full canopy removal or stump work. It can be performed with cutting equipment or with a mulching head, depending on the material and what finish you need. We do not apply one universal method to every parcel. What matters is the stem size, the density, your access needs and what you plan to do with the cleared area. We will recommend an approach after we understand the actual conditions on your property.
Compare the three clearing options →As an example only — not a past project or a typical Kissimmee parcel condition: imagine an owner with an overgrown one-acre lot who needs a drivable path to the back corner first, then a cleared footprint for a future structure. That kind of scope breaks into two phases with different methods and different finishes. Phase one might be brush and underbrush clearing along a corridor. Phase two might add lot clearing and separate stump treatment within the building area. A written scope keeps both phases priced and sequenced clearly before any equipment arrives.
A clear boundary protects neighboring vegetation you want to keep and prevents disputes after the work is done. We ask for property corners, flagging or a plat map before we finalize the scope. If you have a survey, share it. If you do not, knowing the approximate acreage and the intended clearing edge still helps us build a useful estimate. We are not surveyors and we do not mark legal property lines, but we work within whatever boundary documentation you can provide and confirm the limits with you on the ground.
Kissimmee sits within Osceola County, but a mailing address alone does not confirm which authority governs your parcel. Some properties near the city limits fall under county jurisdiction rather than municipal rules. Osceola County's permit information page is a starting point; see also the Osceola County service area page and our Central Florida region overview. We recommend confirming your parcel's jurisdiction before work begins. We do not provide permit applications, but we can describe the scope of work accurately so you can have that conversation with the correct authority.
Our pricing page explains the general factors, but every quote reflects the specific parcel. Acreage, vegetation density, stem size, ground conditions, hauling requirements and whether stumps or roots are in scope all move the number. Material can be left on-site as mulch, piled for separate disposal or hauled away — each option is priced differently. Mobilization is not silently bundled. For forestry mulching, the project minimum is $1,200; all other clearing work is quoted individually. The only way to get an accurate number is a written estimate based on your actual parcel.
When you reach out, tell us the parcel address or approximate location, the acreage if you know it, and what you are trying to accomplish — open access, a cleared footprint, general cleanup or some combination. We use that information to put together a written scope that describes the work boundary, the method, what material handling is included and what is separately priced. We do not quote verbally and walk away; the written scope is the agreement. Use the estimate request form on this page to get the process started for your Kissimmee or Osceola County property.

Questions from property owners
No. Forestry mulching processes above-ground vegetation and leaves roots and stumps below grade. The ground surface will have processed material on it, but existing stumps are not extracted. If stump removal is part of your goal, we scope that as separate work with its own method and price. Let us know what the surface needs to look like when we finish.
That is a normal part of the process. An initial inquiry gives us a starting point, but the written scope reflects what we find on the ground. If you start with access clearing and later want to add a building footprint area, we update the scope and price before that additional work begins. Nothing extra happens without your written agreement first.
Not necessarily. Municipal boundaries and mailing addresses do not always match. Your parcel may fall under Osceola County jurisdiction even with a Kissimmee address. We recommend checking with the correct authority before work starts. The Osceola County permit information page is a reasonable starting point, but confirming your specific parcel is the only reliable step.
No, not automatically. Material can be left on-site as mulch, piled at a location you designate, or hauled away. Each option affects the price differently. We identify which material handling approach fits your scope and price it clearly in the written estimate. Hauling and disposal are line items, not silent inclusions, so you know exactly what you are agreeing to.
