Open a lot
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

You have a parcel in Wesley Chapel with overgrown vegetation pressing against an existing structure, fence line or intended work area. Before anything moves, you need to know where the machine enters, how much working room it has and where processed material can stay. We scope each job around what you want to keep and what the property actually allows. Get a clearing estimate and we'll put that in writing.
Choose the finish, not just the machine
Compare all three below. Choose one to carry that service into your estimate request.

Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.

What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.

A constrained entrance shapes every other decision on a clearing job. If your only gate opening, easement width or overhead clearance limits machine movement, that determines which equipment can enter and how much of the parcel can be reached in a single pass. Before we quote, we need your actual gate or access dimensions, whether any overhead lines cross the entry path, and whether the ground between the road and your work area is firm enough to carry equipment without crossing a neighbor's property or an unverified right-of-way. Tell us what you're working with and we'll build the scope around it.
Lot clearing takes a defined parcel from heavily vegetated to open ground. The result is bare or near-bare soil with stumps and root systems still in place unless stump and root work is added as a separate scope item. If your goal is a buildable pad or a site ready for grading, you need to communicate that before we write the scope, because clearing alone does not produce engineered, load-bearing or graded ground. What it does produce is open, workable space where your next contractor or equipment can actually operate. We define the boundary, confirm what stays and quote from there.
Forestry mulching processes above-ground vegetation — trees, shrubs, brush — and returns the material to the surface as ground mulch. Below-ground roots generally remain in place. This is not grubbing, and it is not a reliable method for eliminating stumps. The finish is a covered, mulched surface rather than bare soil. That result suits some landowners well: erosion is reduced, the material stays on your property and there is no haul-off cost for that portion of work. If bare soil or a graded surface is your intended finish, lot clearing with separate stump work is a better conversation to have first.
Compare the three clearing options →Brush clearing and underbrush removal focuses on the low-level growth — vines, scrub, small-diameter stems and dense understory — rather than full canopy trees. The work can be done by cutting and removing material or by mulching it in place, depending on the finish you need and what access allows. We do not assume one method fits every overgrown edge or interior section. If you have a mix of mature trees you want to keep and dense understory you want gone, that boundary between what stays and what goes drives the scope more than any single attachment or technique we might use.
Every clearing scope starts with a marked or agreed boundary and a list of what stays standing. Trees you want to protect, existing infrastructure like irrigation lines or buried utilities, fence lines and neighboring vegetation all need to be identified before work starts. We are not surveyors and we do not interpret property lines from a mailing address. If your boundary is not clearly marked on the ground, that is worth resolving before we arrive. A hypothetical example: a half-acre interior lot with two specimen oaks flagged to remain would be scoped around those trees as fixed anchors, with machine paths planned to avoid their root zones.
Wesley Chapel carries a mailing address that does not by itself confirm municipal limits or which permitting authority applies to your parcel. Pasco County publishes tree removal guidance as a starting point, and you can find their residential permit resources at the Pasco County tree removal page, but the applicable rules depend on your actual parcel, zoning and any recorded covenants. We work in Pasco County and the broader Tampa Bay region. Confirming jurisdiction and any required approvals before we schedule work is your responsibility, and we will ask about it when we write your scope.
Request a property estimate →How material leaves or stays on your property is a cost driver that belongs in every written scope. Forestry mulching leaves processed material on-site by design. Other clearing methods may produce debris piles, brush or larger-diameter wood that requires hauling, chipping or burning if your jurisdiction permits open burning. None of those secondary steps — haul-off, disposal fees, root grubbing, grading or drainage work — are silently included in a clearing quote. If your intended use requires a specific surface condition after clearing, say so when you request the estimate so we can scope the full sequence of work rather than just the first pass.
Clearing is quoted by scope, not by a flat rate per acre that ignores access difficulty, density, what stays or what happens to material. Our forestry mulching project minimum is $1,200; lot clearing, brush clearing and any stump or root work are each quoted separately based on what the job actually involves. See our pricing page for more on how we build estimates. The most useful thing you can bring to a quote request is a clear description of your access point, your intended finish and any improvements or trees you want protected. A written scope prevents misunderstandings before a machine ever enters your property.

Questions from property owners
We need the actual opening width, any overhead obstructions and confirmation of whether the entry path crosses land you control. If access runs through an easement or adjoins a public road shoulder, we'll ask about that before quoting. Knowing the entry conditions upfront prevents a scope that doesn't match what the property allows.
No. Forestry mulching processes above-ground vegetation and leaves roots in place with mulched material on the surface. It does not produce graded, compacted or engineered ground. If your next step requires a construction-ready surface, discuss lot clearing, root work and grading as separate scope items before any work begins.
Not automatically. A mailing address does not confirm which jurisdiction governs your parcel. Your actual zoning, any recorded covenants and the applicable permitting authority need to be verified against your specific parcel before work. Pasco County resources are a starting point, but confirm the details with the relevant authority for your lot.
Brush clearing targets low-level growth, understory and smaller-diameter stems, often while leaving mature trees standing. Full lot clearing removes all above-ground vegetation within the defined boundary. The right choice depends on your intended finish and what you want to keep. We scope each job around those answers, not a default method.
