Open a lot
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

If you own a parcel in or around Frostproof and the overgrowth is blocking your next decision, we can open what you need now without committing to a full clear. Florida Land Clearing Co handles lot clearing, forestry mulching and brush and underbrush clearing across Polk County. Tell us what access or visibility you need, and we'll scope the work in writing before anything starts.
Choose the finish, not just the machine

Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.
Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.
Read the forestry mulching details →Remove selected low growth around marked trees and agreed access lines.
What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.

A first-phase clear creates inspection access — enough opening to walk the property, read grades and decide what future work looks like — without locking in a finish. We define a boundary on your parcel, remove the vegetation inside it and leave the surrounding cover standing. That's different from clearing everything and hoping you keep the trees you wanted. Starting with a limited scope costs less upfront and protects options while you sort out permits, surveys or a development timeline. We scope each phase separately so nothing carries a surprise.
A temporary opening gives you one pass through the growth to see the property. Florida vegetation regrows fast, so an opening cut without follow-up typically closes in a season or less. A maintained lane is a defined corridor kept clear through repeated service — useful for driveway access, fence lines or ongoing inspection routes. Both are legitimate requests. The difference matters for pricing, frequency and what material is left on site. When you describe what the lane needs to do, we can match the method to that actual use rather than overscope it.
Lot clearing typically means removing vegetation across a defined area to prepare for a specific next step, whether that's a home site, pasture, storage pad or something you haven't finalized yet. We agree on the boundary before work starts, and anything outside it stays. Retained trees or buffer edges should be marked clearly — flagging, paint or stakes you place in advance. What the cleared area looks like after depends on the method and what your parcel's intended use actually requires. We'll confirm that in your written scope.
Compare the three clearing options →Forestry mulching processes above-ground vegetation and returns the material to the surface as mulch. Roots generally stay in the ground. The result is a cleared surface with a layer of processed organic material — not bare mineral soil, not a graded pad. If your plan requires grubbing, stump extraction or graded ground, that's a separate scope. Mulching suits property owners who want overgrowth removed while retaining ground cover against erosion, or who need a clean look without hauling. We write the scope around what you actually need the surface to be.
Brush and underbrush clearing removes low-growth vegetation — shrubs, vines, saplings — under a canopy you want to keep, or across a mixed area before a larger project. We can approach brush clearing by cutting or by mulching depending on the density, the finish you want and what's practical on your parcel. We won't assign a universal attachment or claim one method fits every situation. Access width, stem sizes and what's adjacent all shape the approach. Describe the area and the intended result; we'll tell you what fits.
Forestry mulching does not extract stumps or roots. Larger-diameter wood may require separate handling — cutting, splitting or hauling — that isn't silently included in a mulching quote. If stumps or below-grade roots affect your intended use, tell us before the estimate so that work can be scoped and priced accurately. Hypothetical example: an owner wants a 100-foot access corridor mulched but has several large stumps along the centerline — those stumps would be listed as a separate line item rather than included in the mulching scope. That's how we keep quotes honest.
Request a property estimate →Parcels carrying a Frostproof mailing address may fall under Polk County jurisdiction or within a municipal boundary — your deed and property appraiser record will confirm which. Polk County's land development code is an authority starting point, but parcel-specific rules depend on your actual zoning, overlay and use classification. We don't pull permits on your behalf or interpret code for your parcel, but we flag the question early so you aren't mid-project when it comes up. Confirm your applicable authority before any clearing scope is finalized.
Forestry mulching carries a project minimum of $1,200; lot clearing, brush clearing and other services are quoted individually. Price factors include the defined area, vegetation density, access conditions and what happens to material after it's processed — hauling and disposal aren't silently included. See our pricing page for more on how projects are built. We provide a written scope before work starts so you know exactly what's covered and what's excluded. To get a clearing estimate for your Frostproof parcel, reach out through the form on this page. We serve the broader Central Florida region.

Questions from property owners
Mark retained trees or buffer edges with flagging tape, paint or stakes before we arrive. Walk the boundary with us at the start if possible. Note the marks in the written scope so any follow-up phase references the same boundary. Marks on the ground are your protection against scope creep — clear ones prevent mistakes that can't be undone.
A temporary opening is a single-pass cut for access or inspection. Florida vegetation regrows quickly, so without follow-up it closes within a season. A maintained lane is a defined corridor kept open through scheduled return visits. If you need reliable ongoing access, request a maintained lane and we'll scope the return frequency and method in writing.
No. Forestry mulching processes above-ground vegetation; roots and stumps remain in the ground. If stumps are along your intended clearing area, they need to be called out before the estimate. Stump treatment is a separate scope and separate cost. Assuming stumps are included is the most common source of post-job surprises, so we list them explicitly.
A mailing address doesn't confirm municipal boundaries. Check your property appraiser record or deed to determine whether you're in an incorporated area or unincorporated Polk County. Each has its own applicable rules. We treat the jurisdiction question as open until you confirm it, and we flag it in the written scope so nothing proceeds on an assumption.
