Open a lot
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

If part of your Osprey parcel has grown in while the rest stays in use, the first decision is not which machine to bring — it's what the cleared area needs to look like when we leave. Lot clearing, forestry mulching and brush clearing each produce a different finish and carry a different cost. Florida Land Clearing Co walks you through the keep/remove choices before we write a single line of scope.
Choose the finish, not just the machine
Compare all three below. Choose one to carry that service into your estimate request.
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.
Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.
Read the forestry mulching details →Remove selected low growth around marked trees and agreed access lines.
What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.
Read the brush clearing details →Not sure? Leave the choice open and describe what you want the ground to look like.
These are related services, not interchangeable names for the same work. Lot clearing opens a defined area by removing trees, brush and accumulated debris to a negotiated standard. Forestry mulching grinds above-ground vegetation in place and leaves processed material on the surface — roots stay in the ground. Brush and underbrush clearing targets the understory layer; it can be done by cutting, mulching or a combination depending on what the property needs when we're done.
The keep/remove conversation is where the scope actually gets built. Which trees are keepers? Where does cleared ground end and managed vegetation begin? On a Sarasota County parcel, protected species designations or tree-removal thresholds may apply to your specific lot — we can tell you what questions to ask, but the parcel-level answer comes from confirming jurisdiction with the county before work begins. Getting that boundary right in advance is faster and cheaper than sorting it out after a machine has already moved through the area.
As an example only: an owner wants to keep a row of mature shade trees along the rear property line and reopen roughly an acre of overgrown side area for general use. The agreed scope would mark the drip line of each retained tree as the work limit, mulch the interior brush and small-diameter stems, cut and stack larger wood for separate handling, and leave the processed mulch layer in place. Stump grinding, root treatment and any grading would be scoped and priced separately from the clearing work.
Compare the three clearing options →When the only practical entry to an overgrown side or rear portion passes close to a structure, the entry path itself becomes part of the scope. We need to know the narrowest clearance point, any overhead utility lines or low eaves, surface materials on the path, and whether gates or fencing need to be temporarily removed. Asking these questions before we quote keeps the estimate accurate and avoids the kind of surprise that slows a job down once equipment is already on site.
Forestry mulching processes above-ground vegetation — stems, brush, small trees — and returns the chipped material to the surface. It does not extract stumps, pull root systems or produce bare mineral soil. Larger stumps and root balls that remain after mulching are a separate scope item. If your intended use requires a cleared and leveled surface, grading, stump removal or other follow-on work would need to be quoted as distinct line items. We'll note those needs in your written estimate so nothing is assumed to be included.
Osprey is an unincorporated community in Sarasota County, so county rules — not a city ordinance — are the relevant starting point for most parcels. Sarasota County's environmental permitting resources are a useful reference, but a webpage is not a parcel-specific determination. Confirm your lot's current applicable requirements directly with the county before clearing begins. We can tell you what information the county typically wants; we don't make permit decisions on your behalf. See our Sarasota County service area page for more context.
Request a property estimate →The factors that move a quote up or down include the density and height of existing vegetation, the number of trees to be felled versus mulched, site access complexity, how processed material is handled, and whether stumps or larger wood require separate treatment. Our forestry mulching work carries a project minimum of $1,200. Other clearing services are quoted individually. Mobilization, hauling, disposal, root treatment and grading are not silently folded into a clearing quote — they're listed as separate lines if your scope requires them. See our pricing page for more detail.
A useful estimate starts with a clear picture of the parcel: total area to be cleared, what stays, how we get in, and what the finished surface needs to support. If you're working on a rear or side portion while the rest of the property remains occupied, note that when you reach out — it affects access planning and staging. We serve property owners across Southwest Florida, including Sarasota County parcels like yours. Use the form on this page to request a written clearing estimate for your Osprey property.

Questions from property owners
Tell us the narrowest point of the entry path, any overhead obstructions like eaves or utility lines, what the surface is made of, and whether a gate or fence panel needs to come down temporarily. That detail lets us plan entry accurately before we arrive and keeps the job moving once equipment is on site.
No. Forestry mulching processes above-ground vegetation and leaves roots in the ground. Stumps that remain after mulching are a separate scope item. If stump removal matters for your intended use, flag it when you request your estimate and we'll quote it as a distinct line item alongside the clearing work.
That determination comes from your parcel's specific jurisdiction — for most Osprey properties, that's Sarasota County. We recommend confirming applicable tree protections directly with the county before work begins. We can tell you what questions to bring to that conversation, but we don't make regulatory determinations on a property we haven't visited and reviewed.
It defines the work boundary, what stays and what is removed, how material is handled, and what is explicitly not included — such as stump grinding, grading or hauling. Separate items are listed with separate pricing. That way you know exactly what you're approving before any equipment arrives on your property.
