Open a lot
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

If you have ground beside an existing improved area that has gone unused long enough to grow back, we can help you decide what finish makes sense before you commit to a scope. Florida Land Clearing Co handles lot clearing, forestry mulching and brush and underbrush clearing in the Lake Mary area of Seminole County. The right starting point is knowing what you want the cleared ground to do once we leave.
Choose the finish, not just the machine

Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.

What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.

Many property owners contact us about a parcel or portion of a parcel that sat idle while the adjacent area was developed or improved. That situation raises different questions than a raw lot does. You already have a reference point for grade, drainage and access on the improved side, so our first conversation usually focuses on how clearing connects to what is already there. How much turning room does equipment need on your property? Is there space to stage or store larger wood, or does material need to be handled differently? Those answers shape the scope before pricing starts.
Lot clearing typically targets the full surface of a defined parcel boundary — trees, brush, debris and surface stumps brought down and the material either mulched in place, piled or hauled depending on what is agreed in writing. It does not automatically mean graded, compacted or construction-ready ground. Roots below grade generally remain unless a separate grubbing scope is written. If your plan calls for a slab, driveway or drainage work, tell us and the engineer or builder what you expect the surface to look like; that informs what clearing finish you actually need, not what clearing alone can guarantee.
Forestry mulching processes standing vegetation and woody material above grade and leaves the resulting mulch on the surface. Roots stay in the ground. The finish is a covered, walk-able surface rather than bare soil, which suits access paths, open recreational ground or areas where you want surface erosion reduced while future use is decided. It is not a stump-elimination method, and we do not call it grubbing. If larger trees are on the parcel, discuss diameter and density with us so we can scope those stems accurately and separately as needed.
Compare the three clearing options →Brush and underbrush clearing concentrates on the lower growth layer — shrubs, vines, small-diameter stems and ground-level vegetation — rather than canopy trees. It can be done by cutting or by mulching, depending on the density, what stays and what material handling option works for your property. We do not apply a single attachment or a ranked price to brush work as a category; the method and cost depend on conditions we confirm on site. If you want selected trees to stay standing, we mark what stays in the written scope before any equipment moves.
One of the most practical questions we get is what happens to larger wood when there is no agreed place on the property to leave it. Burning is subject to local open-burn rules in Seminole County that vary by season and parcel; we do not manage permits or assume burning is available. Hauling is a separate cost item, not included silently in a clearing quote. Chipping and mulching in place converts material but produces volume. If your property has no staging area, tell us at estimate time so hauling or a defined drop zone off the cleared footprint can be written into scope.
Lake Mary mailing addresses do not automatically place a parcel inside city municipal limits. Your parcel may fall under Seminole County jurisdiction or a municipality — confirm this before work starts, because tree removal, land alteration and vegetation removal rules can differ. Seminole County publishes arbor-related resources as a starting point; we link to the county's arbor resource as a reference, but current applicability to your specific parcel requires your own confirmation with the governing authority. We do not pull permits on your behalf or interpret regulatory requirements for your lot.
Request a property estimate →As an example only: suppose a property owner in the Seminole County area has roughly an acre of overgrown ground adjoining a finished driveway and storage pad. They want to open the ground for equipment movement and keep three mature oaks near the fence line. A written scope for that scenario would identify the clearing boundary, mark the trees to stay, specify forestry mulching as the method across the open area, note that root systems remain, call out any larger stems for separate pricing and confirm whether mulch remains on site or a pile is staged for later removal. That is the kind of written scope we produce.
Clearing cost depends on acreage, vegetation density, stem size, what stays, access, haul-out needs and how material is handled. Forestry mulching projects carry a project minimum of $1,200; other clearing work is quoted separately after we review the site. Visit our pricing page for more on how we structure estimates, and explore other work we do across central Florida. To move forward, contact us for a clearing estimate. We provide a written scope before any work begins so you know exactly what is included and what is not.

Questions from property owners
No. Forestry mulching leaves processed material on the ground and roots below grade — it is not bare soil. Lot clearing can include hauling or piling, depending on your written scope. The finish you need depends on your intended land use, so we discuss that before writing the scope rather than assuming one method fits every situation.
Tell us before the estimate. Trees to remain are identified and documented in the written scope. We do not apply a standard protection radius or buffer without reviewing your parcel and confirming what the governing authority requires. Marking what stays is part of defining the clearing boundary, not an afterthought once equipment is on site.
No, not automatically. Hauling, disposal and off-site material removal are separate cost items. If your property has no room to stage larger wood or if you do not want mulch left on the surface, tell us at estimate time. We write those items into scope explicitly so there are no surprises after work begins.
Standard lot clearing and forestry mulching address above-ground vegetation. Below-grade roots and stumps generally remain unless grubbing is written as a separate scope item. If your future use requires ground free of subsurface material, raise that requirement during the estimate conversation so we can address it accurately and price it separately.
