Land Clearing in Elkton, FL

Elkton sits in St. Johns County, and parcels here can carry dense brush, timber canopy, or a mix of both. Whether you need a drivable entrance cut in before anything else, a full lot clearing scope, or selective brush clearing to open sight lines, the finish you want determines the method. We work from a written scope so you know what will change and what stays before we mobilize.

What do you want to clear?

Compare all three below. Choose one to carry that service into your estimate request.

Open a lot

Define the work area, then separate brush, trees and below-ground work.

What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

Mulch the growth

Grind suitable standing brush and smaller woody growth in place.

What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.

Keep trees, clear below

Remove selected low growth around marked trees and agreed access lines.

What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.

01

Lot Clearing vs. Selective Work

Lot clearing removes above-ground vegetation across a defined boundary — trees, brush, and understory — leaving the parcel open for its next use. Selective work targets a corridor, a perimeter, or a specific stand while leaving the rest undisturbed. Neither automatically includes grading, drainage, or stump extraction; those are separate scopes. Knowing which result you need before the first conversation shortens the estimate process and keeps the written scope accurate to your actual goal rather than a generic clearing description.

02

What Forestry Mulching Produces

Forestry mulching processes above-ground vegetation — trees, shrubs, and brush — into mulched material that stays on the surface. Below-ground root systems remain in place. The result is a mulched, accessible area, not graded or compacted ground. It is not grubbing and does not eliminate stumps or extract root balls. If your intended use requires a clean sub-grade or load-bearing surface, tell us that up front so the scope can address what mulching alone will not accomplish on your parcel.

03

Brush Clearing as a Standalone Choice

Brush clearing addresses low-growth vegetation, vines, and understory without necessarily taking down the full canopy. Depending on density and access, the work may involve cutting, mulching, or a combination. We do not assign a universal method in advance, because material type and site conditions affect how the work is best approached. What you want to retain — specimen trees, a buffer, a fence line — shapes the boundary we work to. That boundary is written into the scope before equipment arrives.

04

Defining the Work Boundary and What Stays

A clearing scope only works if the boundary is clear. Before we quote, we need to know the parcel edges relevant to the work, any trees or areas you want retained, and whether utilities or structures affect access. If you have a survey, share it. If not, flag the corners so we can walk the line with you. Anything outside the agreed boundary stays untouched. Retained areas — a tree line, a buffer strip, a drainage feature — are noted in writing before work begins.

05

A Hypothetical Entrance-First Scope

As an example only: a property owner wants a passable entrance cut from the road, a looped inspection route through the interior, and one retained tree stand left untouched for a future build site. In that scenario, the written scope would identify the entrance corridor width, the route path, and the retained boundary. The broader lot clearing would be deferred to a second mobilization. That is a legitimate request — phased work with a defined stopping point is something we can scope and price separately from the full parcel.

06

Access-Only Work and Phased Clearing

Yes, you can request access clearing now and defer full lot clearing. The entrance, an inspection route, and a retained area can each be scoped as the complete first phase. A second phase would cover the remainder when you are ready. Phased work does affect mobilization and pricing — two visits cost more than one continuous job — but it lets you sequence permits, financing, or design decisions before committing to full clearing. We write each phase as its own scope so there is no ambiguity about where phase one ends.

Jurisdiction, Permits, and Your Parcel

Elkton is an unincorporated area, so the governing authority for land use and clearing permits is St. Johns County. The county's Land Development Code is the starting reference, but applicable rules depend on your specific parcel, zoning, and intended use — a county document is not a parcel-specific approval. Confirm current requirements with St. Johns County directly before work begins. We do not pull permits on your behalf, and permit status is not silently included in a clearing quote. See the St. Johns County service page for more context.

08

Pricing Factors and Getting a Written Estimate

Clearing price depends on scope size, vegetation density, site access, and what happens to the material. Forestry mulching carries a project minimum of $1,200; lot clearing, brush clearing, and other services are quoted individually. Mobilization, hauling, disposal, root treatment, and grading are not silently included — each is addressed in the written scope if it applies. See our pricing page for more on how quotes are structured. To get a written estimate, reach out through the Northeast Florida contact and describe your parcel, intended use, and the finish you need.

Questions from property owners

Clear answers before a clearing contract

Can I request only an entrance and inspection route without clearing the whole lot?+

Yes. Access-only clearing is a legitimate first phase. We scope the entrance corridor, the interior route, and any retained areas as a defined stopping point. Full lot clearing can follow as a separate mobilization when you are ready. Each phase gets its own written scope and separate pricing, so there is no confusion about what the first visit includes.

Does forestry mulching remove stumps or roots?+

No. Forestry mulching processes above-ground vegetation and leaves roots in place. The surface result is mulched material, not cleared sub-grade. If your project requires stump removal, root grubbing, or a clean sub-grade, those are separate scopes. Tell us your intended end use and we will note what mulching alone will not accomplish on your parcel.

What do I need before you can give a written estimate?+

A parcel address or PIN, your intended use, a rough description of vegetation and access, and any areas you want retained. A survey helps but is not required to start the conversation. The more clearly you define what stays and what the finish should look like, the more accurate the written scope will be before any equipment is scheduled.

Who governs clearing permits for Elkton parcels?+

Elkton is unincorporated St. Johns County, so county rules apply rather than a city code. Confirm current permit requirements directly with St. Johns County for your specific parcel and intended use. A county land development code is a starting reference, not a parcel-specific approval. We do not determine permit requirements on your behalf.
