Open a lot
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.

If you own a parcel in Edgewater that has grown over, the first real question is what you want the ground to look like when the work is done. That answer drives which service fits your situation. Florida Land Clearing Co scopes lot clearing, forestry mulching and brush clearing separately because each one leaves your property in a different condition. We write down exactly what we will do before anyone starts.
Choose the finish, not just the machine
Compare all three below. Choose one to carry that service into your estimate request.
Define the work area, then separate brush, trees and below-ground work.
What stays: Keeper trees stay. Roots and debris handling must be specified; an open lot is not automatically a building pad.
Read the lot clearing details →Grind suitable standing brush and smaller woody growth in place.
What stays: A layer of mulch and the root systems normally remain. Grubbing and haul-off are separate work.
Read the forestry mulching details →Remove selected low growth around marked trees and agreed access lines.
What stays: The chosen canopy stays. Cut material is mulched or collected according to the written scope.
Read the brush clearing details →Not sure? Leave the choice open and describe what you want the ground to look like.
Lot clearing targets the full surface of a defined area — trees, brush, stumps and rough grading are typically discussed together and scoped in detail. Forestry mulching processes standing vegetation through a machine head and deposits the material on the surface as ground cover; roots generally remain in place below grade. Brush and underbrush clearing removes the mid-layer growth that blocks access or light — it can involve cutting, mulching or a combination, depending on stem size and what stays. Each service ends differently, so knowing your intended land use helps us write the right scope.
Access matters before we quote anything else. Consider a hypothetical property with a narrow street frontage — say, a single gate-width opening — and a wider interior treatment area. That gap between entry and working space is common, and it shapes how a machine moves in, where it can turn, and whether a turnaround area needs to be cleared first before the main parcel work begins. This is an example only, not a description of a past project. On your property, we walk the entry point and the treatment boundary together so the written scope reflects what the equipment can actually do within your access conditions.
With forestry mulching, processed brush stays on the ground surface as mulch within the treatment area. We do not haul it off the property unless that is separately scoped and agreed in writing. Where material piles near the entry or along the working path, we discuss placement with you before starting — particularly if a narrow corridor limits how far a machine can push material aside. Larger wood that the mulching head cannot fully process may be left in place or addressed under a separate scope item. We do not promise a clean-grade surface unless that work is explicitly included.
Compare the three clearing options →A narrow street frontage does not automatically limit how much interior clearing we can perform — but it does affect how machines enter, stage and exit. The treatment area is defined by the boundary you specify and what we confirm on-site, not by the width of your road-facing edge. We mark or walk the clearing limit before work begins. If your parcel has irregular edges, easements or areas you want to protect, those boundaries go into the written scope. Questions about survey lines or legal lot limits should be confirmed with your survey documents before we start.
Forestry mulching is not stump removal or grubbing. The machine processes above-ground material; root systems remain in the ground. If your project requires stump extraction, root raking or subsurface clearing, that is a separate scope conversation — we do not include it silently. We will not quote a depth, machine capacity or outcome for below-grade work without reviewing the specific conditions on your parcel. If you are planning construction and need to know what root or stump treatment a builder or engineer requires, confirm that before requesting a clearing scope from us.
Edgewater parcels fall within Volusia County, but a mailing address alone does not tell you which rules apply to your specific lot. Municipal and county boundaries do not always follow street lines, and environmental overlays can affect what clearing requires a review. Volusia County's environmental management permitting page is a starting point — it is not parcel-specific approval. Confirm your actual jurisdiction and any applicable requirements before work begins. We can work within whatever process your parcel requires; we do not pull permits on your behalf or make regulatory determinations. See our Volusia County page and Northeast Florida coverage for broader context.
A useful written scope starts with the treatment boundary, the access path, what you want to keep and what the land needs to look like when we finish. If you have a survey, a parcel map or even a sketch showing the entry point and the clearing area separately, bring it. Acreage alone is not enough — a narrow entry with a wide interior, protected trees, a wet corner or a neighbor's fence line all affect what goes into the scope. The more specific your intended outcome, the more accurate our written estimate will be before any work is authorized.
Forestry mulching carries a project minimum of $1,200; all other clearing services are quoted individually based on your property's conditions. Factors that move the number include access difficulty, stem density, treatment area shape and any material-handling or disposal requirements outside the standard scope. Mobilization, hauling, root or stump work, grading and permit costs are not silently bundled — each is a separate line item if it applies. Visit our pricing page for more context, then request a written estimate so you know exactly what is and is not included before work begins.

Questions from property owners
Not necessarily. A narrow entry affects how equipment gets in, stages and turns — but the treatment area is defined by your property boundary and the scope we agree on, not your road-facing width. We walk the entry and interior together before writing a scope so the work plan matches your actual access conditions.
No. Forestry mulching processes above-ground vegetation and leaves root systems in place below grade. Stump removal or grubbing is a separate scope item. If your future use requires below-grade clearing, tell us before we quote so we can address it as a distinct line of work rather than assume it is included.
It stays on the ground within the treatment area as surface material. We do not haul it off the property unless that is separately scoped and written into the estimate. We discuss placement with you beforehand, especially near entry corridors or boundaries where accumulation could be a concern for your access or neighbors.
Start with your intended outcome. If you need a clean, accessible lot for construction, lot clearing is likely the fuller conversation. If you want vegetation managed with material left in place, forestry mulching fits. If mid-layer brush is the main issue, brush clearing addresses that layer. We scope each service separately and in writing.
